ZIONSVILLE, Ind. – In Boone County, Zionsville has big plans to develop the South Village.
The development will start at Sycamore and Main, then move down Zionsville Road.
The vision is to use $250 million in new investments to expand the village.
“The private landowners will be coming up with the money,” said Zionsville Mayor John Stehr.
“We don’t own the land, we’re not going to own the developments that occur, but we’re going to make sure that we guide the developments so they come out in a way that’s going to be really something that enhances downtown Zionsville.”
Stehr hopes the 160 acres will be the new home for Zionsville residents, as well as for restaurants and shops.
“We have committed to 40% of the property down there being saved for conservation, green space and trails. That’s very important to Zionsville,” he added.
The town has spent several years studying what the expansion of the brick street would look like and asking residents what Z-ville needs.
“It’d be nice to have more newer homes,” said one frequent Zionsville visitor, Sholeh Hourmozdi.
“People that don’t want to have to renovate or update and they can buy a new home and also live close enough to the old downtown.”
To complete the entire mixed-use development, the mayor said it should take around five years. He also wants to assure residents that the goal is to enhance and support everything downtown already has.
“Just don’t lose what downtown has because this is why I come,” said another visitor, Judy Robbins. “It’s for the restaurants, for the shopping, for the easy feeling.”
Now the next step is on April 15, where they’ll present the idea to the Planned Unit Development (PUD).
The town council will then make the final decision about moving forward.
The town is hosting meet-ups throughout the next several months where people can come and learn more about the project.
