SIOUX FALLS, S.D. (KELO) — The One2 is a 175-unit mixed-use apartment complex in downtown Sioux Falls, situated between 1st and 2nd Ave. along 12th St.
The complex is being built by Lloyd Companies and is reportedly less than 6 months out from completion.
“The One2’s going really well,” said Luke Jessen, VP of Development for Lloyd. “A very much mixed-use development right downtown.”
In addition to the 175 residential units — ranging from lofts to three bedroom — the One2 also has 3200 sq/ft of commercial space and 230 parking stalls.
“We’re finishing up the apartments and hoping to open the project probably February of next year,” said Jessen.
The One2 was part of the downtown loft tour held this past weekend — the first public showings, according to Jessen, who added that the top floor has things such as cabinets and flooring in place and that they’re working their way down the building from the top to install these finishings.
“When you get down on the 2nd floor, the finish level isn’t there yet — we’re wrapping up drywall,” said Jessen.
This top-down approach is standard practice, said Jessen, done to allow then to “back out of the space” he said, keeping finished spaces clean and workers from having to pass through already completed spaces.
This top-down process can also be somewhat misleading to passersby, Jessen said. “It can be deceiving as you see the first floor — there might not be glass in — to imagine that up at the top level those apartments are getting very close to being finished,” he said.
The 3200 sq/ft of commercial space can be broken up into three separate units, and currently, Jessen says one of those units has been leased. “That group hopefully will be making an announcement in the next couple months,” he said.
Jessen noted that the remaining commercial space could become one or two spaces depending on the need, but that it is built in a way that it could host a restaurant.
While Jessen could not give details on the tenant, he said he thinks it will be a fun concept that will invite people in off the street and that lots of people in downtown will enjoy.
The One2 does not have any apartments leased yet, said Jessen (they only began showing this last weekend) but he says units are available for reservation.
In terms of cost, Jessen says that those seeking to lease have a range of options with spaces available from lofts up to three bedrooms.
“We’ll see studios starting right above $1,000,” said Jessen. “Those three bedrooms will be the most expensive — around $2,500 a month.”
The building also has amenities such as a community room, a fitness center and an enclosed courtyard that will have a dog park and fire pit.
Jessen also touted the views from certain areas of the building, which he says include views of the cathedral and Fawick Park.
